1. Land Acquisition

Build on one of our lots, your own property, have one of specialized agents assist you in site location, or find the lot yourself, you decide the method that best suits you. Many homebuyers elect to tear down existing homes and build new ones in order to get the location they desire. With vacant land growing scarce in sought after communities, we are well versed at the demolition process.

2. Site Planning

While many aspects of site planning such as traverse of the sun, topography of the land, privacy, and township zoning compliance are integrated into the site acquisition consideration, they are reviewed in further detail through site planning. Collaboration between you, the engineer and AD Signature Homes come together help you design the ideal site layout for your house. There are many factors for consideration, and all will be discussed and reviewed.

3. Architectural Design

Once the location and site plan are solidified, the architectural design of your dream home begins. This is the first of the exciting creative elements. The process involves you, AD Signature Homes, our highly-experienced designers, and the Architect. We work with you to create a concept plan before retaining an architect. Then, a retainer is required for the architect to create a complete set of conceptual drawings.

4. Design Build Proposal

The contract price is typically a fixed number based on specific allowances and options selected by the homeowner through the architectural design phase. While additions and change orders in a custom build process are inevitable and welcome due to the extensive pieces to every project, AD Signature Homes strives to be as accurate as possible to manage your expectations and budget delivering an extensive proposal mapping out details of your design, and designated allowances.

5. Design Build Contract

A Contract is executed once the concept plans and a detailed Design Build Allowance and Specifications Worksheet are agreed upon. The contract will be based upon the contents of these documents.

6. Approve Final Construction Drawings

Construction starts after your blueprint vision is approved, and building permits are issued.

7. Customized Selection Process

During this phase, we make our carefully selected designers available to you. This is an amazing experience we provide that sets us apart as you will visit our designers customized show rooms. You will work directly with these skilled and highly experienced designers in each of the selection fields, to create your own unique master piece home.

8. Home Construction

AD Signature Homes will build your home using the highest quality materials your budget allows. One of our Senior Project Managers will be assigned to construct your home and will be available for any questions at site meetings. Open means of efficient communication will be available at all times for questions and change orders as they arise. Your home will be finished in the most cost effective and timely manner possible without compromise to quality or craftsmanship.

9. Closing

Once completed, a day and time shall be set for a final walkthrough and formal closing. AD Signature Homes provides a ten-year homeowner warranty.
